A lovely house, in an idyllic location. Ditch Google Maps and just go for a wander!
What a great accommodation for groups or large families to enjoy. Get yourself an OS map and explore the footpaths around the area and within 1 1/2 miles you'll be on the beach of Overstrand. Our kids loved the wide beach that ran for miles. For runners, there are plenty of coastal and inland routes to explore. A five-mile drive away is Mundesley beach which was also a firm favourite with all the family. Even managed a game of mini-golf. If you like antiques head up to Holt but don't make the mistake of thinking the steam train from Cromer arrives in the centre of Holt! The house was loved by all. It's fully equipped and has plenty of space. The lounge area is huge and the kids built a camp out of cushions on our one rainy day. The games room provided some great entertainment as well as some interesting heated competition between partners! Communication from Fiona was excellent and even with the ever-changing government rules, we were able to have a fantastic and safe stay. We would highly recommend this accommodation and the location.
Thank you for the amazing stay, we had a wonderful time. Enjoyed having the luxury of spare bathrooms and space.

Can't imagine finding a better option for our family vacation - age 6 to 79
My twin sons and I were coming from the US; wanted a lovely base not far from the sea that would accommodate basically anyone we invited to stay. My mum had been sick for a while so we weren't sure if my dad, aunt and she were going to make it up from Herts, my sister didn't know if it would be just her and kids, or husband too, and several friends said they might drop in while we were there. I wanted somewhere that would be enjoyable with 3, 5, 7, 9 people .... this gorgeous house surpassed all expectations. All communication prior with Fiona was super. She went above and beyond to make sure everything was ready for us in the home. That's what it feels like; it's huge and cosy all at the same time. Plenty of bathrooms, loads of hot, hot water (good when traveling with teens!). When we got there and my boys had run around to explore, they said it all when they exclaimed "this house is amazing". We had a lovely stay; the pub in the village was lovely, and if we had a couple of issues whilst there, Fiona was on it, solving and calming all at the same time. The pool room was used daily. The church and cemetery nearby are charming. The area is lovely: it's exactly what I envisaged for this vacation, everyone loved being there, and memories of time at the Granary with mum will be with us always.

Friends and family stayed for New Year and birthday. We all loved the house, very spacious for 12 people. Big rooms and comfy beds. No queues for the bathroom.
Really well equipped so easy to eat in or go out. Lovely to have all the Christmas decorations still up, such a warm and homely house.
We all enjoyed walks at Mundesley beach, Overstrand and Felbrigg Hall. Great lunches at the Foundry in the village and The Ship Inn at Mundesley. Fabulous fireworks in Cromer on New Year's Day. Today we took the kids Go-Karting just up the road outside Cromer.

I booked the Granary for my wife's 70th birthday, taking the rest of the family as well, so 10 in all. Arrived just as getting dark but lights on and all looked very welcoming. Great place to stay. The games room kept the grand children busy and the Village offered plenty of walks. Used the local pub for Sunday lunch and it was very good.

Great spacious home for a multi-generational family holiday - layout worked perfectly for us!
Plenty of bathrooms, quality bedding and good range of crockery. Kitchen missing a few essentials such as scissors, working weighing scales and would maybe benefit from a greater range of pans.
The home provided a great base for us to explore the area. We had fun times in Cromer and on the North Norfolk Railway up at Wells Next the Sea.
Would definately recommend to other families and friends.
Fiona was a great host from afar, checking that we were settled and sorted.

Friends Trip to Norfolk
We are a group of friends who decided to holiday in Norfolk for a week. We chose The Granary as our accommodation & had a fantastic time. The Granary met our needs perfectly. A large dining kitchen well equipped with a large oven, dishwasher, washing machine & plenty of crockery, glasses etc. A snooker table in a great playroom, comfortable lounge with wood burner, spacious bedrooms, some with en-suite, with excellent quality bed linen. I personally loved listening to the Tawny owls hooting outside my bedroom window at night. The position of The Granary in Northrepps is perfect to explore the area. Northrepps is a small quiet village with a local pub (The Foundry Arms which is great for food). The peace & quiet is just lovely, with no traffic, sirens, alarms or other disturbances. There are plenty of walks from the doorstep to Overstrand beach, Cromer & surrounding countryside. The North Norfolk steam railway is a lovely day out, Sandringham, Wells next the Sea, Cley, Holt & Felbrigg Hall etc all reachable by car. Fiona the owner couldn’t have been more helpful, always quick to help or answer questions, we had an issue with a bedroom radiator which was sorted the next day. If you need a large property in a peaceful location The Granary is perfect.
Fantastic stay at the Granary
We’ve just returned from The Granary, where we celebrated a family birthday. It is a wonderful holiday home and catered for all, including several energetic toddlers! Downstairs offers a great space for entertaining, including the games room, spacious lounge and well-stocked kitchen. The bedrooms upstairs are extremely comfortable, with plenty of bathrooms for all. As other reviewers have stated, there’s plenty to do in the area and the local pub, The Foundary, offers a great menu for all, including vegan dishes. Fiona, the host, checked in (on the phone) to ensure everything was ok and couldn’t have been more helpful. I’d certainly recommend The Granary to others - we look forward to returning again one day.
Perfect for a family celebration
Nine of us stayed here to celebrate my parents diamond wedding anniversary. Fiona, the owner was very helpful - sending important info before we arrived and texting to make sure everything was OK when we were there. Plenty of room for everyone, comfy beds, nice bathrooms and a really big homely kitchen and lounge where we could all sit and natter.
A great base for visiting the north Norfolk hotspots - we visited Sheringham, Holt, Cromer and Wells-Next-To-Sea - all in easy reach by car. There are a couple of table benches outside to enjoy a beer or a coffee if the weather is kind. It was the ideal property in so many ways - Mum and Dad loved it so that was a big tick in the box

Family trip to celebrate 'in-laws' diamond wedding anniversary. Perfect place for 9 of us to enjoy the darts - kept us going on Saturday night as nobody could get out!!! Great facilities, super comfy beds. Ideal for visiting North Norfolk. Had excellent meal and service at the Foundry Arms to celebrate the special occasion. A great family time enjoyed by all.

We have really enjoyed our family holiday here in this lovely spacious house (11 of us). The games room was voted 'the best room'! Loved the area - Mundesley beach was our favourite

A 30 minute countryside stroll (at most) sees you at the beach at Overstrand, and a five minute walk sees you at The Foundry Arms (try their homemade pies made fresh every day - but do book in advance).
The Granary not only has a huge living room (with extremely comfy sofas) and plenty of bedrooms (most with en suites), it also has a games room (complete with pool table) and a quieter reading room on the first floor, so everyone can have their own space if they need it.
The kitchen is huge, and we stocked up at the large Morrison’s next to Cromer station (a 15 minute drive away).
Fiona has left lots of folders with local information to help you decide which of the hundreds of options you want to do during your stay.
We particularly recommend:
- Beans Boats from Morston to see the seals (and you can see wild samphire growing on the marshes
- Upstairs at No.1 Cromer for great food
- The Foundry Arms for great food
- The Pleasure Beach at Great Yarmouth for general silliness involving roller coasters and adventure golf
- Felbrigg Hall
- Overstrand Beach (and various local walks)
- The steam train from Sheringham
All the beds are comfy, and the multiple bathrooms are all lovely too.
I would wholeheartedly recommend this place to all family and friends.

We have all had a fabulous holiday here in the Granary. The house is beautiful with so much space. There was plenty of room for all 12 of us. The games room was definitely a massive hit with everyone.
We have spent most of our time at the beach in the heat of the hottest week of the year so far. Mundesley was the best beach nearby we found the beach at Overstand & Cromer to be a bit strong for little people.
The only slight grumble we had was that the radiators in the bathrooms seemed to be on all the time which made the family room too hot, but this is the only slight negative we had. Overall we had a super holiday

Note from owner - The review was written during the week of the 'heatwave' when temperatures were the highest on record. The radiators are thermostatically controlled and (presumably in an effort to cool things down) the thermostat had been altered but instead of lowering the temperature it had inadvertently been increased! I am glad to hear you enjoyed your stay despite the heat. I am always on hand to offer advice if things are not as they should be, so if you stay again, please do call or email me if things are not quite right.

Fiona, we loved your house. It is laid out well, fits 10-12 very comfortably, love the entire family eat-in kitchen/dining concept. Loved the stove, great for multiple cooking dishes.
Everything was close by, loved all the areas of Norfolk we visited and I am generally delighted at finding this gem after looking at hundreds of others.
We'd love the opportunity to visit again, literally every single item one would need was available.

Have had a super time in your lovely spacious house. Lots of space for everyone from 1 year old to 66 year old. Plenty to see in the local area too. Despite mixed weather, we made the best of it! Thank you!

PS We would have liked to be able to recycle our rubbish more easily - Note from owner - Thank you for caring about recycling. Different parts of the country have different recycling rules and attempts to recycle have not worked well. We do encourage glass recycling as there are facilities in the village.

Perfect Place for a Family Break
The Granary was ideal for our needs ... the living space was large enough to allow everyone to sit in comfort. Plenty of place for the little ones to play ( they loved the games room) ... ideal seating arrangement for family meals around a huge table. Bedrooms were great with plenty of baths and showers for all. The location was excellent and within easy reach of the beach and a short drive to the steam railway . All of our group, young and old, had a wonderful time.
Ideal venue for our Golden Wedding Celebrations

We really appreciated the spacious, comfortable accommodation, with ample bedrooms and bathrooms for all eleven of us. The kitchen has been refurbished to a high standard and there is new carpeting on the stairs and landing. As before, the large games room kept everyone occupied and happy! The first floor landing area is perfect to have a quiet read and relax on the sofa. The Granary is very close to the excellent local pub and also close to the Norfolk coast, with all of the lovely places to visit in the area. We hope to visit again!

The decor was lovely and it has everything we needed for a wonderful long weekend. The games room was brilliant, the house was so cosy and there are plenty of bedrooms and bathrooms!
We had a lovely stay, and Fiona was super helpful in making sure everything was as smooth as possible. The location is also excellent. It's walking distance to the Foundry Arms pub which is lovely, and we did an hours walk to Cromer pier all through country lanes which was nice. Sheringham beach is also just a 10 minute drive, which we'd recommend going to.

We came here to stay for our parents 40th wedding anniversary and had a wonderful time.
The house is beautiful and we all had hours of fun in the games room. We also popped into Cromer for a day - about an hour's walk away but a lovely town.
Went for dinner at the Foundry Arms which provided great hearty grub.
